Before You ApplyEducational mortgage-readiness preparation

Planned preparation service

Mortgage readiness review: an educational look at how organised your preparation is

A structured, plain-English walk-through of your own mortgage preparation — paperwork, deposit evidence, credit records, timing and the questions worth asking — so you arrive at an adviser conversation organised rather than uncertain.

What it is not: It is not mortgage advice, not a recommendation of any lender, product or rate, not an eligibility, affordability or credit assessment, not an application service, and not any kind of prediction about whether a lender would say yes. Before You Apply is not FCA authorised.

Who it may be useful for

  • People who intend to speak to a mortgage adviser and want their own information in order first
  • Anyone who finds the paperwork side of a mortgage application confusing or intimidating
  • People with a slightly less standard picture — variable income, a recent job change, gifted deposit — who want to prepare their explanation in their own words
  • People who want a written summary and question list they can take away and keep

Who it is not for

  • Anyone who needs a mortgage recommendation, quote or decision — speak to a suitably qualified FCA-authorised mortgage adviser
  • Anyone who wants an answer on how much they can borrow or whether they would be accepted
  • Anyone who wants documents checked, verified or submitted on their behalf
  • Anyone who wants help with an application already in progress with a lender

What you would receive

  • A structured run-through of the core preparation areas, in a set order
  • A written educational summary of what looks organised and what may be worth revisiting
  • A document checklist reflecting the circumstances you describe
  • A prepared question list to take to an adviser of your own choosing
  • Plain-English explanations of the terminology you are likely to meet

Limitations and exclusions

  • No regulated mortgage advice or personal recommendation of any kind
  • No assessment of eligibility, affordability, borrowing capacity or approval likelihood
  • No credit search, credit report, lender contact or lender document verification
  • No naming or comparison of lenders, products or rates
  • No guarantee about the speed, cost or outcome of any application

How it would work, step by step

  1. 1. Share context

You describe your situation in broad terms using a short structured form. No documents are uploaded and no confidential figures are requested.

  2. 2. Structured review

Each preparation area is worked through in order. “Not sure” is treated as a valid and useful answer.

  3. 3. Written summary

You receive an educational summary of what looks organised, what may be worth revisiting, and specific next actions you control.

  4. 4. Adviser handover

You keep a checklist and question list to take to a suitably qualified FCA-authorised adviser of your own choosing.

Draft — commercial wording under review

This page describes a service that is not yet operating. The wording, scope, pricing, terms and delivery process all require final editorial and compliance review before anything can be offered for sale. Nothing here is an offer, a contract or a commitment.

Free things you can use right now

Optional educational preparation resources. Nothing here is mortgage advice, a lender or product recommendation, an eligibility assessment or a prediction of whether an application would be accepted.

Questions

Is a readiness review mortgage advice?
No. It is educational preparation support. Only a suitably qualified FCA-authorised mortgage adviser can give you a personal recommendation about a mortgage.
Will it tell me how much I can borrow, or whether I would be accepted?
No. Borrowing amounts and lending decisions are made by lenders using their own criteria and their own checks. A readiness review only looks at how organised your own preparation is.
Do I have to send documents or figures?
No documents are uploaded and no confidential financial information is requested. The review works from broad descriptions of your situation in your own words.
How is this different from the free readiness checker?
The free checker is an instant self-assessment you complete yourself. A review would be a written, structured walk-through of the same preparation areas with a summary you can keep and take to an adviser.
Does a review speed up or improve my application?
Nothing can promise that. Being organised tends to reduce avoidable back-and-forth, but the outcome of any application is entirely a matter for the lender.
Can I buy a review now?
No. It is not on sale. Pricing, terms and the way the service would operate all still need final review, and no payment can be taken.
