The formula
LTV = (mortgage amount ÷ property value) × 100.
In the simplest illustrative case — a straightforward purchase where the property value equals the purchase price and the whole of the remaining amount is paid as a cash deposit — the difference between the two figures is that deposit, and it works out at 100 minus the LTV. Real transactions often do not fit that assumption: the valuation figure can differ from the price, and equity, gifts, sale proceeds, incentives, fees added to the loan or other funding can all change the picture. This calculator does not know which applies to you.
