A simple four-step model for getting mortgage-ready

Before You Apply is built around one idea: preparation is something you can do yourself, before you ever speak to a lender or adviser. Here is exactly what that means in practice.

  1. 1. Understand what may matter

    Our guides explain, in plain English, the broad categories lenders and advisers commonly look at, such as identity, income, banking history, deposit and credit information. We describe patterns and general practice, not what any specific lender will decide, because we do not know that and neither does any generic website.

  2. 2. Organise your evidence

    Once you know roughly what tends to be relevant, the document checklist tool helps you build a personal, printable list and turn it into one organised folder. Being organised does not change your eligibility, but it does mean you are not scrambling for paperwork at the last minute.

  3. 3. Use the free tools

    The readiness checker, LTV calculator and application timeline give you educational, self-reported outcomes. They ask broad questions, always offer an 'I'm not sure' option, and return descriptive bands rather than a pass or fail. Nothing you type is a credit check and nothing is submitted anywhere in this preview.

  4. 4. Prepare questions for a qualified adviser

    The final step is always human: a conversation with a suitably qualified, FCA-authorised mortgage adviser who can look at your actual circumstances. We help you walk into that conversation with your paperwork sorted and a short list of the things you most want explained.

It would be easy to write vaguer, more confident-sounding copy. We would rather be precise about what we actually know, which is general practice and common patterns, and clear about what only a lender or qualified adviser assessing your real circumstances can tell you.
